Evaluate Senior Housing Affordability Over Time
The NIC Senior Housing Affordability Calculator is a market-level, interactive tool that helps users evaluate senior housing affordability through a time-based lens, with an initial focus on assisted living. Using defined inputs and assumptions, the calculator estimates how long a representative household of older adults may be able to sustain monthly rent, including housing and care costs. To begin, select a market, enter your inputs and key assumptions, and view an auto-generated estimate of affordability duration. To better understand how the calculator works, download the user guide, glossary, and methodology or read NIC Senior Housing Affordability Calculator: A New Time-Based Affordability Measure.

This U.S. map view is initiated using the following inputs*, including (1) average assisted living rent, (2) median household income, and (3) median net worth for households aged 75+ across the 99 markets. Adjustments to key assumptions (income allocation, investment yield, net worth liquidation costs, and growth rates) will change the resulting affordability duration, while the underlying inputs* (1-2-3) remain constant for comparability.
