Tod Petty serves as Chief Investment Officer for Mainstay Financial Services, where he leads capital strategy, acquisitions, investor alignment, and portfolio growth across an operator-led senior housing platform in the Southeastern United States. He works closely with Mainstay Senior Living, bridging investment strategy with field execution across independent living, assisted living, memory care, and skilled nursing communities.

With more than three decades of experience in senior housing, healthcare services, and real estate operations, Tod has served as President, COO, CEO, and executive operator across multiple regional platforms. His work has included scaling organizations, repositioning underperforming assets, and aligning capital with operational execution to restore and sustain performance.

Mainstay’s platform reflects this integrated approach, with more than 45 communities across five states and over 2,800 units, supported by a capital base of more than 1,000 investors. Tod ensures capital deployment translates into real performance at the community level, not just underwriting assumptions.

He is particularly focused on the middle market, where demand is accelerating but alignment between capital, operations, and delivery remains fragmented. His work centers on closing that gap by working directly with operators, investors, and industry leaders to translate strategy into execution and build platforms that perform over time.

Prior to Mainstay, Tod held senior leadership roles with Thrive Senior Living, Mainstay Senior Living, Aviva Senior Living, Lloyd Jones, and Fynn.io. He is also the founder and publisher of Senior Housing Unfiltered, a thought leadership platform focused on leadership, capital, and long-term value creation in senior housing.

Tod studied Business Administration at Charleston Southern University and was recognized as Alumnus of the Year for professional achievement, leadership, and service.
