The Sticky Nature of Senior Housing Penetration: A Challenging Puzzle to Solve

Senior housing occupied penetration rates are changing across markets, likely due to shifts in demand dynamics and migration patterns. However, the overall penetration rate at the national level, known for its stability, remains a challenging puzzle to solve. A trend of demand and growth, driven by the continuum of care, suggests potential improvements in occupied penetration rates for needs-based segments in the future. Seven markets reported their highest occupied penetration rates in 2023. Nursing Home Minimum Staffing Rule Finalized

The White House recently announced the finalization of the nursing home minimum staffing rule. This will impact all skilled nursing properties that receive federal funding through Medicare and Medicaid. CMS received nearly 50,000 comments on the proposed rule ranging from those that strongly supported the rule to those expressing opposition to the new standards. The timing for meeting the interim and final standards differs for urban and rural facilities. Interim requirements must be met by May 2026 for urban facilities and May 2027 for rural facilities. The final requirements must be met by May 2027 for urban facilities and May 2028 for rural facilities. Read more here.

Focus Area Committees Aim to “Expand the Tent”

NIC’s Strategic Plan includes objectives to ‘expand the tent’ of the organization’s focus across five key areas (aka Focus Areas) – Active Adult, AgeTech, Capital for Operations, Middle Market, and Partnering for Health. Focus Area Committees (FACs) were formed to support these efforts. The FACs include subject matter experts and industry leaders in their respective areas who will work together to make recommendations for NIC conference sessions, research initiatives, and educational and training programs.
