GENERAL INFORMATION


What is NIC MAP?

Launched in 2004, NIC MAP® is a web-based suite of research and analysis tools that tracks and reports seniors housing and care data on more than 14,000 properties within 140 U.S. metropolitan markets.

A subscription to NIC MAP lets you quickly identify markets that present potential opportunities, measure your property’s position and performance in the market, access local performance benchmarks, and obtain useful, standardized market level metrics.

NIC MAP also provides access to a number of quarterly reports that available without a subscription: Seniors Housing & Care Market Performance Report, Metro Market Reports, Inventory & Construction Reports, RCA/NIC Seniors Housing and Care US Quarterly Report, MAP Monitor and Construction Monitor.

Who uses NIC MAP products?

ACCOUNT INFORMATION


How do I access my password?

Current NIC MAP clients can visit login.nic.org to access the client portal. If you experience difficult logging in, please contact Client Services at support@nic.org.

Where can I view information about my subscription?

Once logged in, click on the Account link in the upper right-hand corner of the screen to view the registered users who are authorized to access NIC MAP data and a list of metros and regions you currently have access to.

How do I add or remove users from our subscription?

Account Administrators can submit add and removal requests through the Account page located in the client portal or contact Client Services at support@nic.org. Requests will be received and processed within two business days.

Where can I find definitions of the metrics in your reports?

DATA COLLECTION/CONFIDENTIALITY


How is data collected?

Each quarter, we collect performance data on 14,000 properties. Approximately 80% of these properties are contacted directly and 20% provide data at the corporate level through workbooks and rate rolls. Once collected, the data is reviewed and audited for accuracy.

What data is collected?

We collect inventory, construction, occupancy, asking rate, and services data at the property level through our quarterly data collection effort. We also collect and track data related to transaction activity. Through our strategic alliance with Real Capital Analytics, data is tracked and reported weekly on closed transactions. The transaction data that is available includes close price, price per unit, cap rate, buyer/seller, and sale date.

What additional data is provided?

NIC also republishes construction planning data and demographic data.

What level of detail is collected?

Inventory, occupancy, asking rate and services data is captured for each unit type (e.g., studio, one bedroom, or two bedrooms) and for each care segment type (independent living, assisted living, memory care, and nursing care). Transactions data is property-based data collection.

Can I obtain performance metrics for a specific property?

NIC has a data confidentiality agreement with all data contributors to ensure that their individual performance data will be kept confidential. This agreement prohibits NIC from releasing metrics for a specific property. Quality controls have been implemented to ensure that data is handled responsibly and remains confidential.

What types of properties are tracked?

We strive to have a census of all market-rate (non-subsidized) seniors housing and care properties that meet our minimum size requirements. Independent living and assisted living properties must have at least 25 units and nursing care properties must have at least 25 beds to be included in our data collection. Occasionally smaller properties will be included if they are deemed competitive.

How often is data released?

Market performance data is released on a quarterly basis, construction planning data is uploaded to our website monthly, and sales transaction data is released weekly.

Does NIC offer forecasts?

NIC currently produces a national four-quarter supply-demand forecast for seniors housing, independent living and assisted living. This information is included as part of our Professional and Fundamentals & Insights subscription service packages.
