Capital in 2010: A Prolonged Odyssey or Return to Normalcy?
The book on debt capital in 2009 has been written, and many hope it’s soon forgotten. But will the story
remain the same for 2010, or will the quest for attractive debt capital be an easier read? Come listen
to a panel of experienced healthcare real estate lenders share their views on what to expect for the
future of seniors housing and care finance. Commercial banking executives will discuss construction
and mini-perm/interim financing, a healthcare REIT executive will discuss public REIT capital, and a
commercial mortgage banking executive will discuss financing through all three government sponsored
enterprises: Fannie Mae, Freddie Mac and HUD. Developers, operators and investors alike should expect
to hear valuable insights about the industry’s financing life cycle during this informative session.

Distressed Property Opportunities, Strategies and Turnarounds
The existing market conditions have created distressed opportunities that are attracting new investors.
In this session, you’ll discover which opportunities have the greatest return potential and which ones
you should avoid. An experienced seniors housing and care executive will explain how to mitigate the
many pitfalls in the due diligence process prior to purchasing this type of opportunity. You’ll get
detailed information that can help you find the best ways to handle the challenge of transitioning the
property from distressed asset to a stabilized, repositioned asset, plus hear how to avoid common mistakes
during this process. You’ll also learn about the integration of operations management during the transition
period, and methods that reduce the cost of repositioning the asset and enhancing its attractiveness.
This valuable information will be illustrated with before-and-after pictures of a turn-around property.
