Underwriting & Valuation of Assets: Stabilized Properties
The broader economic landscape has changed significantly during the previous 18 months. How have these forces influenced the underwriting and valuation of stabilized seniors housing assets? Are these changes temporary or permanent? In this session, active seniors housing capital providers will explain how stabilized assets are being underwritten and valued in today's market. You'll gain valuable insight on market trends and recent transaction activity from a senior appraiser and learn from an experienced Agency/FHA lender on current lending programs for stabilized properties and construction debt options. If you're wondering about your asset's current value or looking to refinance your existing debt, this session will provide you with answers.

You'll also learn the steps to take if your equity partner wants to exit your investment. Top lenders will reveal their viewpoints on reworking of debt and will explain how their perspective impacts you. You'll find out about alternative options if your equity is “in the money” but a sale is not sensible, as well as discover how a default affects you in today's credit market.
