The Business Case for Modernizing Your Facility: Moving from Yesterday’s Skilled Nursing Model to Tomorrow’s
Tuesday Morning Opening Session • 9:00 a.m. – 10:30 a.m.
How do you combine an aging structure with today’s available capital to provide a product that competes and meets the needs and desires of the modern resident? Find out in this session, where you’ll hear current data that describes the state of the nursing home sector, including age of properties, revenue, market trends, bed needs and design obsolescence. Two very different case studies – one from national operator Genesis HealthCare Corporation with Formation Capital LLC, and one from California-based regional operator Plum Healthcare Group with GI Partners LLP – will demonstrate their individual business cases and explain their rationales for renewing their facilities. You’ll learn how both the operators and equity partners evaluated the merit of investing in older buildings, calculated return on investment and analyzed the market and environmental factors used to determine which types of replacements/renovations would be most beneficial. You’ll get real numbers that explain why modernization is a logical choice, in addition to strategic approaches designed to help you assess, prioritize and implement your own improvements.

The Impact of Healthcare Reform on Long-Term Care and Especially on Skilled Nursing Facilities: The View from Washington, D.C.

A panel of experts—including a leading analyst, two major operators, the president of The Alliance for Quality Nursing Home Care, and a capitol hill veteran—will examine effects of potential legislation and RUG IV on long-term care. These knowledgeable experts will discuss what may emerge from the health care debate, including employer insurance requirements, post-acute bundling, transparency requirements, the CLASS Act, and the merging of payment mechanisms with quality measures. In addition, panelists will focus on the potential “game changing” impact of RUG IV for skilled nursing providers. Medicaid Funding and Policy Directions: The View from Individual States
Tuesday Evening Session • 4:30 p.m. – 6:00 p.m.
Pressure on state budgets and cuts in Medicaid reimbursement have created even more challenging conditions for long-term care providers. At the same time, many states are looking for ways to move more of their Medicaid dollars into home and communitybased services and away from institutional care. In this session, you’ll hear insights from four state nursing home association presidents and learn about the trends they’re seeing. They’ll respond to the two previous general sessions with specifics about their individual states. In addition, they’ll look at their new local policy initiatives, such as the push for patient-centered or person-directed care, and the impact of budget constraints on their local Medicaid rates. You’ll discover how these policies may have applications beyond their individual states—and how they may relate to your own circumstances. Find out what these pros are seeing locally, what these trends mean for aging nursing home stock and the need for renovation or replacement, and whether these policies are making modernizing easier or more difficult.

Practical Realities of HUD LEAN

HUD/FHA insured funding has become the dominant source of capital in the tenuous credit environment. The Lean application process is the most dramatic change in the program’s history, and it has been instrumental to the program’s success. Now that it’s been operational for more than a year, its practical realities are better defined. This panel will use several case studies to illustrate project and application characteristics that are necessary for a successful funding outcome, as well as action steps that can prevent delays or outright rejections. The timing of the program—in light of extraordinary demand, program staffing, and continuous refinements—will also be discussed.

How do lenders really view the Skilled Nursing industry? A panel of top financial experts will answer that question and more as they examine Skilled Nursing from a capital markets perspective. This session will provide you with the opinions and viewpoints of financiers, and you’ll discover what these lenders like—and don’t like—about the sector. In a Q&A format, the panel will discuss how investors assess Skilled Nursing as a specific asset type. You’ll hear about the unprecedented run of stability for nursing home funding, as well as the transactions that are happening on a regional level. The panel will also discuss the capital markets outlook on public and private companies’ equity, in addition to the debt markets.
