Following nine straight quarterly declines in the average stabilized occupancy rate for majority IL, occupancy remained stable from 2Q09-3Q09. The S&P/Case-Shiller National Home Price Index (seasonally adjusted) showed improvement for the first time since 4Q06 in 2Q09, increasing 1.8% from 1Q09. The improvement in the home price index foreshadowed the stabilization of occupancy by one quarter, which supports NIC research that suggests certain residential housing metrics are leading indicators of independent living demand. Will this trend continue in 2010? What is the outlook for the residential housing market for 2010, and how is IL demand likely to be affected?

Join us for a discussion with John Burns, president of John Burns Real Estate Consulting, as he provides an update on residential housing market conditions and his forecast for 2010.
